Selling Your Australian Home by Owner

Selling your Australian home in Australia by the home owner is not a real hard thing to do, but if you are not sure then there are representatives that will do this for you for minimal fee.

A lot of locals buy and sell their property in Australia, there is a healthy foreign investor market as well.  Not only are tourists looking to purchase vacation homes, but many people are looking to retire or relocate to Australia. This makes the demand for homes high, and in some areas there is more demand for homes than there are homes for sale. For this reason, you may be considering selling your home because you have relocation dreams of your own or just want to up size or downsize from your current home. You may also want to jump on the current market prices and walk away from your home with a high profit. If you purchased when the market was down, you may be able to make out quite well from the sale of your home.

You will also need to determine which areas of your home should be improved. An agent is experienced at staging a home and making it look its best for buyers. If you don’t have an eye for staging, you may not be able to display your home in the best light. You will also need to hire an attorney to make sure that your potential buyers are meeting all Australian regulations and laws regarding home buying. The only real perk of selling a home on your own is that you can avoid the agent fees that are taken out of your selling price.

Using an Agent

When you use an Australian real estate agent, you are entrusting them to market and sell your home. Their expertise will ensure that your home is listed and marketed correctly and to attract the best buyers. Although the agent charges a commission fee, this fee pays for a lot of the things you would need to invest in when selling on your own. An agent is familiar with Australian home buying laws and is able to help with appraisals, inspections, and closing. Ultimately, it’s your decision on how to sell your home, but an agent can help you avoid any legal pitfalls so that your home sale is successful.

  1. Thank you for a clear explanation Richard. It is always a daunting thought when it comes to selling, I find buying easy but the selling part it makes my grey matter work. I think it is amazing how much of a difference some good advice can make both in the price you achieve for your house and how well I sleep at night.

    We considered saving some money and manage the sale of a house a number of years ago. We are pleased that we decided to engage a reputable agent. While the commission at sale was $15,000, we would have undervalued the property by as much as $50,000 which made the agents fee good value for us.
