Staging the Outside of Your Australian Home for Sale

tulipsWhen it’s time to sell your home, the outside appearance is just as important as the inside appearance. Your Australian real estate agent probably has plenty of experience staging homes for sale, but there are also professionals who specialise in staging homes to reduce the amount of time it’s on the market and increasing the asking price. But why can’t you just list your house as-is?

Technically, you can. But buyers are more apt to want to see the inside of a home that has a beautiful outside. Most improvements can be made with little investment, and those that require a heftier investment can usually have the cost recouped in the selling price.

Clean and De-clutter

The first step to successful outdoor staging or curb appeal creation is to clean and de-clutter the front and side yard areas. Pull weeds, shape up the edges of the grass, remove any decorations that aren’t cohesive with the look of the house, and remove all trash and trash receptacles from view. It’s also important to clean the windows, shutters, siding, and doors so that all dirt and any mildew is removed from the exterior of the home. If your landscaping is mostly rock and stone, make sure the surface rock has been pressure cleaned to give the exterior a brighter look.

Paint

Painting the exterior is one way to sharpen the look of the home without investing a lot of money. This is especially important for homes that haven’t had any remodeling or painting in many years. For bland landscapes, painting can add a pop of color to the home and make it more inviting. It can also make older shutters and wooden fencing look fresh. If you want to make more of an investment in the paint job, hire someone to paint the entire exterior. This will improve the appearance of the entire house, and if it comes with a warranty it’s a positive selling point.

Plants and Landscaping

One of the biggest attractions of a house is a nice yard. Prospective buyers look at the amount of money they’ll need to invest in cleaning up a yard, so it’s beneficial to provide a nicely landscaped yard. If you have dead grass, consider putting down sod squares. Fill front door areas with colorful flowers and bushes of varying heights and widths. If your home has a large porch area, consider hanging baskets of flowers or using urn planters filled with a variety of colors.

Whichever you choose,  make sure that all of the colors tie in together to create a cohesive exterior. Whether selling real estate in Australia or elsewhere, a bit of effort could help you get more people in to view your home.
